Probably just warehousing.
Why are there so many warehouses now. Idk to think that’s a good thing or bad thing.

I think a big chunk of this is a response to how trans-Pacific supply chains broke during COVID.
Just-in-time supply chain management turned into not-gonna-happen.
So big warehouses here are needed. Raises cost-of-goods, too.

Switching from just-in-time (very low inventory) to warehousing (holding lots of inventory) raises cost of goods sold.
My thought is the improvements of the Houston ship channel to accommodate larger ships, the expansion of the Bayport container port and a now several year growth in consumer demand.
My office is in the 5 corners area along the south sam. They are popping up warehouses around there like crazy.
